Highest increase for local governments is for Longboat Key

The value of property in unincorporated Sarasota County have climbed slightly from the June 1 data, as shown in the reports that state law required to be released by July 1, for use in the August Truth in Millage (TRIM) notices to property owners, The Sarasota News Leader has learned.
The July 1 figure for the county marks a 6% uptick, compared to the certified value from 2024, as shown in the materials that the News Leader received this week, at its request, from Brian Loughrey, chief deputy property appraiser, on behalf of Property Appraiser Bill Furst.
The June 1 reports said the change from the 2024 certified value was 5.97%.
The revised value for the county is $110,028,666,431. The certified figure for 2024 was $103,795,055,237.
This week, during a Sarasota County Commission budget workshop, Deputy County Administrator and Chief Financial Management Officer Steve Botelho put the 2025 property value uptick at a rounded-off 5.8%. The News Leader reached the same calculation in using the 2024 preliminary taxable value of the county’s property, compared to the July 1 figure.
For the City of Sarasota, the July 1 uptick is nearly 6.26%, compared to the June 1 figure of 6.16%. The July 1 reports put the city’s property value at $19,486,149,429, while the certified 2024 value was $18,338,387,230.
For Longboat Key — which had the largest jump in value in the June 1 reports — the July 1 figure is almost 13.54% higher than the 2024 certified figure. The June 1 number was 13.26%. The total value of the Longboat property in the new reports is $7,073,293,365.
The City of Venice property value in the July 1 materials is up about 4.65%; the June 1 figure was 4.63%.
The total value of Venice property in the new reports is $7,696,521,110, compared to the 2024 certified value of $7,354,363,449.
For North Port, the July 1 value of $10,845,467,548 marks an uptick of nearly 8.69%, compared to the 2024 certified value of $9,978,666,791. The June 1 data put the increase for North Port this year at 8.51%.
Finally, the Sarasota County School Board property value is up almost 2.97%, compared to the figure of 2.87% in the June 1 reports.
The value of the School Board property listed in the July 1 materials is $117,279,164,211, compared to the 2024 certified value of $113,896,846,148.
Types of parcels

Among other details in the new reports, the total number of parcels in unincorporated Sarasota County was put at 304,930, which is up slightly — approximately 0.9% — compared to the 2024 tally of 302,288.
Of those, only 616 are classified as agricultural, that document notes. Yet, that marks an increase over the 2024 count, which was 592. The market value of those agricultural parcels, a document shows, is $2,164,477,900.
The number of parcels with homestead exemptions in the county is 105,884, which represents a drop of approximately 0.7%, compared to the 2024 figure of 113,544. In 2023, the total was 120,977.
The reports show that the City of Sarasota has 28,228 parcels, which is up only about 0.017%, compared to the 2024 count of 28,179.
In the city, 9,916 parcels have homestead exemptions, the new reports show. That is down close to 7%, compared to the 2024 total of 10,675.
Another document that the Property Appraiser’s Office releases with the July 1 reports includes the overall market values of specific types of dwellings within the unincorporated areas of the county.
For single-family homes this year, the total is $82,082,133,700.
For multi-family complexes with fewer than 10 units, the figure is $4,154,418,200; for those with 10 or more units, the market value is $3,474,358,700.
The market value of all of the condominiums in the county is $25,899,894,100. That is down about 3%, compared to the 2024 market value of $26,694,815,400.
