Attorney to make presentation at 3 p.m. at Siesta Key Chapel

At 3 p.m. on Tuesday, Feb. 11, the Siesta Key Condominium Council will host an in-person meeting at Siesta Key Chapel that will feature a presentation by Sarasota attorney Dan Lobeck on legal issues facing condominium associations, the organization has announced.
Siesta Chapel is located at 4615 Gleason Ave., on the northern part of the barrier island.
Among the topics that Lobeck will address are the following, a Condominium Council notice says:
- 2024 action by the Florida Legislature that affects condominiums.
- Association reserves and milestone inspections for buildings that meet the state criteria for the latter action.
- Hidden, or latent, construction defect claims.
- Management records transfers and conflicts of interest.
- Hurricane protection.
- Association records access and website records.
- “Protections for Troublesome Unit Owners.”
- A preview of the 2025 legislative session. (The Legislature is scheduled to convene on March 4 and remain in session until May 2.)
- Potential relief regarding IRS reserves and insurance hikes.
A question-and-answer session will follow Lobeck’s remarks.
Lobeck, whose firm — Lobeck & Rowe — is located in downtown Sarasota, has been providing such presentations to members of the Condominium Council for years. His biography on his firm’s website points out, “He has represented condominium, cooperative and homeowner associations and similar clients since 1980. Prior to that, he was on the staff of the Bureau of Condominiums in Tallahassee, with primary responsibility for proposing and drafting new rules and statutes. Dan has been active with various statewide organizations which seek to influence condominium and HOA law, including service for two years as state legislative chairman of Community Associations Institute. He has also lectured extensively on topics of association law and co-authored a Florida Bar law textbook for attorneys, in both the first and the new current editions.”
